First, as most of you know we work mainly in the “off-market” real estate arena. These are situations that, for any of a variety of reasons such as pre-foreclosure, divorce, probate, tired landlord, house just needs too much work, etc, it’s not ideal to go “on the market” in the traditional way with a realtor. We are the specialists who can handle a very wide range of these situations where there either isn’t time, it isn’t cost-efficient, etc to list it with a realtor. (BTW, We do have some amazing realtors on our team for those who it is best suited for, just ask us!)

So anyway, it all starts with a motivated and/or distressed seller who need to sell their house fast so the traditional route just won’t work for their needs. This is where we specialize & shine as we can complete this process very quickly, often in as little as a week or so with no inspectors, no appraisals, no waiting on banks, no need to repair anything or clean the place up for showings, etc. The seller is then free & clear and able move on.

Next, these properties almost always need some time of major work, repairs, remodeling, cosmetic updates, etc. This begins a chain reaction of our being able to provide opportunity/work for a wide range of specialists such as contractors, plumbers, electricians, roofers, inspectors, landscapers, masons, painters, and more.

Once the home is updated, this provides immediate value to the neighborhood & surrounding homes as the property is now updated, clean, fresh, and is ready to be re-occupied. If you’ve ever lived next to or near a house that needed work, you can totally understand & appreciate this!

We then have several options which continue to provide opportunities for others. For example, depending on the situation, location, etc, it may be best to then sell the house with one of our realtors. This not only creates an opportunity for a new family to move into a beautiful, fresh “new” home, but the realtors (the listing agent as well as the buying agent), home inspectors, appraisers, mortgage company, title company, insurance company, closing attorney, moving companies, utility companies, etc all take part in the process.

Or, once restored, perhaps the property is located where it would be great as a short term rental (like AirBnB, VrBO, etc). We love using these when we travel and we LOVE creating similarly unique, fun, memorable experiences for others whether they are on vacation, travel for business, perhaps to visit their child in college, etc.

If you follow this road map, it’s easy to see how many different people are positively affected along the way during this process. It’s why we like to say that we are not only helping the seller, we are also helping soooo many other as well. And that is why we do what we do!
